Wharton Management is a family-owned, Marietta-centric property management company managing over 250,000 square feet of commercial rental property leased to more than 80 leaseholders. For over 25 years, Wharton Management has leased office/retail commercial space. With in-house CAD, construction management, and maintenance capabilities, we provide the all-in-one service to meet any business’s space needs.
While Wharton Management has only existed since 1995, the family tradition for real estate development dates back much further. J. Robert Eubanks constructed residential houses during the 1940s and 1950s and went on to develop several shopping centers including the East Marietta Shopping Center on Roswell Road and the Paces Ferry Plaza on Northside Parkway.
J. Robert Eubanks’s son, Gary F. Eubanks, started his career as an attorney for Southern Railway in the 1970s but moved back to Marietta to help manage the East Marietta Shopping Center. He went on to develop additional properties such as the East Marietta Automotive Center and founded Wharton Management in 1995 to formalize the management process for a growing list of properties.
Today a 3rd generation, James S. Eubanks, leads the company and continues his family’s legacy in preserving a bright future for Marietta.

James was born and raised in the city of Marietta, Georgia. He received his Bachelor of Science from Rice University and a Master of Science from Stanford University, both in mechanical engineering. Before joining Wharton Management, James worked as a Product Development Engineer at Ford Motor Company in Dearborn, Michigan, and as a Business Systems and Integration Consultant at Accenture in Chicago, Illinois.
James is an active member at the First United Methodist Church of Marietta where he served on the Board of Trustees from 2013 – 2015 and the Staff Parish Relations Committee from 2010 - 2012 and again 2018 - 2020. He was a member of the Downtown Marietta Development Authority from 2010 - 2017, served as President of the Rotary Club of Marietta in 2015 - 2016, and currently serves on the Board of Trustees at the Walker School since 2016.
James and his wife, Julie, have three children. In his spare time, he enjoys international travel and is an avid car enthusiast.
